Dunsfold Park

The UK's most sustainable village?

Roger Tym & Partners has been working for Dunsfold Park Limited, advising on development proposals for Dunsfold aerodrome, since 2002.  The aerodrome site, near Godalming in Surrey, exceeds 200 hectares and was previously owned by British Aerospace.

To maintain revenues for site maintenance, we have secured temporary planning permissions, mostly to 2018, for a wide range of new buildings and uses including:

  • indoor and outdoor filming for the BBC Top Gear series Top Gear at Dunsfold Park
  • a biomass energy plant
  • a specialist school and a creche
  • new hangar and use of the site by Surrey Air Ambulance
  • driving events by Mercedes McLaren and Caterham Cars
  • open B1, B2 or B8 use for most (44,700sq.m) of the existing buildings on the site
  • police driver training
  • film production (Casino Royale)
  • outdoor storage for bagged compost (5.1 ha)
  • HGV parking ( 1.3 ha)

We have also given evidence at public inquiries related to Dunsfold Park and its surroundings concerning travelling showmen (T&CPA S77), environmental health (noise abatement case) and use by HGVs (Traffic Commissioner case).

In parallel with the above temporary uses, we have been part of the owner's professional team developing a permanent planning solution for Dunsfold Park.  This culminated in us submitting a planning application in April 2008 for a mixed-use new settlement – an eco-village – at the site.  The proposal includes:

  • 2601 homes, of which 910 (38%) are affordable homes – all housing to be at Level 6 of the Code for Sustainable Homes for water and energy use
  • a village centre with ‘A' Use Class units and a community centre
  • a primary school and sports centre
  • a 100 bedroom hotel and an aviation museum
  • 15,000sq.m of additional business space
  • a 3.5 MWe combined heat and power plant
  • a waste treatment plant
  • the cessation of aviation uses
The proposed business uses will increase the existing number of on-site jobs from 700 to 2000.  The proposed new settlement will convert 58% of the site to open.  A public inquiry into the eco-village was held in March 2009; the decision of the Secretary of State is awaited.
