Stevenage retail planning
Over the past four years, Roger Tym & Partners has secured planning permission for a B&Q store and a three-unit retail warehouse scheme in Stevenage on two separate out of centre sites.
We acted on behalf of Simons Estates Limited to prepare a Retail Impact Assessment in support of a 13,000sq.m. B&Q store on a former Council depot on London Road in Stevenage. We negotiated with the Council’s retail consultants and planning permission was granted in March 2005. The store opened as one of the largest B&Q stores in the UK and addressed a clear deficiency in DIY shopping in Stevenage, a point that was set out in our impact assessment.
We also acted on behalf of Wheatley Commercial Developments Limited, the owners of the site adjacent to the B&Q, to promote a bulky goods retail warehouse development of some 3700sq.m. in three separate units. To accompany the application, we prepared:
- a retail impact assessment
- a planning statement
- a design and access statement
The retail impact assessment involved a detailed consideration of quantitative and qualitative need, sequential test and impact. Specifically, we had to balance the needs for the regeneration of Stevenage town centre with the need for modern bulky goods floorspace. Planning permission was granted in June 2008.
