Trowbridge retail and housing
On behalf of Trowbridge Property Investments Limited, Roger Tym & Partners has secured planning permission for a mixed-use development to include a new Sainsbury’s store and 120 dwellings on a derelict bottling plant site on the edge of Trowbridge.
As agents for the application, we were actively involved in pre-application discussions with the local planning authority to secure an appropriate redevelopment of this site, which had been vacant for some six years. A scheme was promoted for a foodstore of some 5700sq.m. gross, ancillary retail and leisure floorspace and 119 dwellings.
We were involved in detailed discussions with the local planning authority over the acceptability in policy terms of the proposed foodstore. The authority was initially reluctant to agree to the scheme due to a perceived lack of quantitative need. However, we presented a strong qualitative argument that demonstrated the new store would improve competition in the town, which was dominated by an out-of-centre Tesco store. This argument was reflected in a retail impact assessment and a planning statement, which accompanied the planning application, and planning permission was granted in December 2008.
