Ryedale SHLAA completed

Roger Tym & Partners has recently completed the first Strategic Housing Land Availability Assessment (SHLAA) for Ryedale in North Yorkshire.  The SHLAA, to be published soon, covers the part of the district outside of the North York Moors National Park.

Ryedale is the largest district in North Yorkshire, covering 582 square miles.  The District Council has to identify land for around 200 new houses per annum to meet growth needs.  The main challenge to achieving this comes from the fact that many of the district’s towns, villages and hamlets are in areas of considerable environmental character.  

The SHLAA considers the potential supply of housing sites in the area over a 20-year period.  Each site is categorised according to its performance against a range of ‘suitability’, ‘availability’ and ‘achievability’ criteria.  RTP visited over 200 potential sites.

The results show that the potential housing supply from within the existing Settlement Limits of Ryedale’s largest settlements will not be sufficient to meet the district’s long-term dwelling targets.  There is, however, a much greater supply from sites adjoining the main settlements, which could be sufficient on its own to meet the district’s long-term targets.

The district's entire 20-year dwelling targets can be reached without having to rely on any land assessed as being severely constrained.
