As well as sites which already had planning permission for housing at the study base date, we assessed more than 600 sites (both greenfield and brownfield) in accordance with the CLG’s SHLAA Practice Guidance. Each site was considered against a wide range of ‘suitability’, ‘availability’ and ‘achievability’ criteria, and likely deliverability timescales were assessed.
The SHLAA considers the potential supply of housing across the Borough up to 2026 from a base date of April 2008. The results from the study show that the Borough’s challenging long-term development targets can be met from the sites identified in the SHLAA. There are ambitious plans for several very large high-density waterfront schemes around Birkenhead, which could deliver over 10,000 dwellings. The progress of these long-term strategic projects must be monitored carefully by the Council to ensure that the challenging targets can continue to be met.
